WHY THE WASATCH BACK NEEDS A DIFFERENT BUILDER

Building on the Wasatch Back isn't the same as building in the valley. Higher elevation means dramatically higher snow loads. Structures in Morgan Valley and the Summit County communities can see ground snow loads of 60–120+ psf depending on the site. Most Wasatch Front builders don't engineer for those conditions. We do.

With many projects already under our belt, we understand what these mountain builds require. Longer material hauls, access considerations, Morgan County and Summit County permit jurisdictions, soil conditions on rural acreage, and the specific zoning rules that govern agricultural and ranch-adjacent parcels.

Not all pole barn builders engineer for Wasatch Back conditions. Morgan Valley and Summit County sites regularly see 60–120 psf ground snow loads — well above the 30–40 psf standard on the valley floor. Always confirm your builder is engineering to your site's specific elevation and exposure. We stamp every build to the correct local design load.

  • Yes. We serve Morgan County (Morgan, Croydon, Peterson), Summit County (Coalville, Hoytsville, Wanship, Kamas, Oakley, Peoa), and the Ogden Valley communities in Weber County (Eden, Huntsville, Liberty). For properties further out — Rich County, Duchesne County — reach out and we'll let you know if we can accommodate your project.

  • It depends entirely on your specific site — elevation, exposure, and terrain all factor in. Morgan Valley floor sites typically run 50–70 psf. Kamas Valley and higher-elevation Summit County sites can reach 100–120 psf or more. We calculate the correct ground snow load for your parcel using Utah's ground snow load maps and IBC standards, then engineer your structure accordingly. Never let a builder apply a valley-floor snow load to a mountain site.

  • Usually yes — for a few reasons. Higher snow loads require more structural steel and heavier framing, which adds material cost. Getting crew and materials to remote sites adds mobilization time. And engineering stamps for site-specific loads are more involved than standard valley builds. We factor all of this into your estimate upfront so you know exactly what you're looking at before you commit.

  • Yes. Both Morgan County and Summit County have their own building departments with different processes and timelines than the larger Wasatch Front counties. We've navigated both and manage the full permit process — application, engineering submission, plan review, and inspections — so you don't have to.

  • In most cases, yes — especially on agricultural or rural residential parcels in Morgan and Summit counties where zoning is more flexible than urban areas. The key variables are your zoning designation, parcel size, and whether you're on municipal water/sewer or need well and septic. We'll help you assess feasibility on your specific property before you commit to any plans.
